How does the cost of pole barn materials factor into the total project cost?
The two core components that determine pole barn pricing are labor and materials—with materials being the more volatile factor. Your total project cost is most influenced by the current prices of building materials like steel, lumber, concrete, windows, and doors.
If the raw materials market spikes (like it did in 2021), you’ll see a corresponding increase in your quote. Likewise, when costs drop, so does the overall price. During times of fluctuation, it’s to your advantage to move quickly and decisively through the quoting process.
Currently the buzz is around tariffs. While we have not seen large, erratic movements in pricing yet, as we learned in 2021, things can happen quickly and without warning. Consumers should be aware that even with a fixed contract, major shifts can still have effects on the cost of a building project. An experienced builder like Greiner Buildings can help educate you further about these things and provide sound advice and guidance throughout the process.

What is the best way to insulate a pole barn?
- Fiberglass insulation that comes in 8’ wide batts
- Spray foam insulation (whether it be open-cell, closed-cell, or a combination of both)

What siding options are available for pole barns?
Steel siding is by far the most popular and practical choice for pole barns. It holds up exceptionally well against the elements and requires far less maintenance than alternatives like vinyl or wood. Using other materials may also require different framing methods, which can add unexpected time and cost.
At Greiner, we exclusively offer metal siding, specifically 26-gauge steel panels. Compared to 29-gauge, 26-gauge steel is about 25% thicker and offers superior durability and structural support. Metal matters. Choose quality.
Details matter and there is far more than simply gauge to consider when choosing your metal. The paint quality is arguably the most important. Paint comes in essentially two forms: PVDF and SMP. These are acronyms that can be essentially summed up as: “Kynar” or “not Kynar”. Simply put, “Kynar” (or any other PVDF coating such as Trinar or Hylar) is going to give you FAR better performance over time by drastically reducing fade and chalk. Greiner Buildings strongly recommends use of PVDF coatings!

How should I prepare my site for pole barn construction?
Proper site prep is critical for a smooth build. Improperly prepared jobsites are perhaps the #1 cause for project delays and cost overruns. The ground must be accurately leveled using lasers and leveling tools—not just the naked eye. A professional contractor will know this, and it is wise to utilize someone with a solid reputation. You can either contact your own contractor or better yet, go through Greiner Buildings as we are a full-service general contractor. Using a general contractor will lighten your load and often ensure the highest quality in the end.
Proper site preparation will provide:
- Adequate drainage around the site
- A 10-foot level working apron around the build area for crew access
- Clear space from obstructions
- Identification of buried obstructions (in most cases. However, sometimes this will require additional resources such as a geo-technical engineer analysis, etc.

Are there standard pole barn sizes?
There’s no true “standard” when it comes to pole barn sizing—each build is custom to your needs. That said, the most requested sizes are:
- 30′ x 40′
- 40′ x 64′
- 60′ x 80′
- 72′ x 104′
We typically recommend building in 8′ increments to match standard post spacing. For example, building a 40′ x 64′ barn often gives you more value than a 40′ x 60′, with only a minimal cost difference for the added space.
Proper size selection will help the budget and strength of the building. All buildings should also be sized according to the jobsite, access points, and client needs. It can be a tricky combination! How do I finance a pole barn?
The first step in financing a pole barn is to identify its primary use—residential, agricultural, or commercial. Loan types and requirements vary by category.
While financing for pole barn homes used to be limited, demand has led to new and better options. These aren’t always the same as traditional home loans, so you’ll want to work with a lender who understands post-frame construction.
